What is the application process for leasing?

You can complete the fillable lease application here. The non-refundable application fee is $50. After we receive and process the application and fee, you will receive an email to complete a screening. When approved, a digital lease will be emailed to you.


Other than rent, what other fees are associated with leasing at Studio 44?

The security deposit is equal to half of the monthly rent of the unit that you choose. Electricity is the tenant's responsibility. We will provide the meter number for the dedicated meter.

When we receive the monthly water bill we will bill each tenant. WiFi is available to tenants at $50 a month. Washer/dryer combos can be added for an additional $40 per month. A designated parking lot is available to tenants for $25 a month. Free garage parking is available at Furman Plaza.


What comes standard in a Studio 44 Loft?

Each loft is a studio, there are no separate bedrooms. There are different sizes of lofts and prices vary from floor to floor. Visit the Floors and Pricing link to view the different floor plans.

Each kitchen has a sink, dishwasher, 2 burner glass stove top, microwave/convection oven & refrigerator/freezer.

Are pets allowed at Studio 44?

Cats are allowed with a $150 deposit, $150 fee and an additional $15/month pet rent.


What size bed will fit in a studio?

Glad you asked! Most of the lofts can fit a full, queen or even a king sized bed in them. But, there are a few on each floor where a king sized bed would limit access to your bathroom.


Is tenant parking available?

Yes. Parking will be available for $25 a month. The parking lot is across the street at the corner of Carancahua and Buffalo. Another option for tenant parking is the top level of the Furman Plaza parking garage at 608 N. Mesquite Street.

Are there delivery services available to Studio 44?

Local businesses are eager to deliver medications and groceries, keep you fit, and pick up and deliver your dry cleaning. Delivery services that deliver to our location include Bite Squad, Waitr, Grubhub, Doordash, CVS and more.

There is lots to do and see, all within walking distance! Restaurants, bars, coffee shops, unique boutiques, event centers, comedy clubs, gyms, karaoke bars and more.

Some downtown establishments are creating mixers for downtown residents, which is great for meeting and making new friends.
